CDA Issues Notice Against Illegal Housing Scheme in Islamabad

The Capital Development Authority (CDA) has issued a stern warning against unauthorized housing schemes in Zone-4 of Islamabad.

The Directorate of Regional Planning, in a public notice, highlighted concerns over illegal advertising and marketing by sponsors of these schemes. CDA has clarified that any housing development in the area without prior approval from the authority is unlawful.

According to the notice, no scheme shall be proposed or approved in contradiction to the CDA Ordinance 1960, the Master Plan of Islamabad, and relevant zoning and building control regulations.

The authority specifically cited the ICT Zoning Regulation, 1992, and the ICT Building Control Regulation, 2020, emphasizing that any deviation from these laws would be considered a violation.

CDA has warned the sponsors of illegal and unauthorized housing and farm-housing schemes to immediately halt all promotional and development activities. The concerned directorates of CDA are already taking action against violators, and further legal steps may be initiated against those who fail to comply with regulations.

The public notice also mentioned that as per S.R.O. 886 (I)23, a housing or farm-housing scheme can only be developed by a private company registered with the Securities and Exchange Commission of Pakistan (SECP) in designated Sub-Zones B and C. Any projects outside these zones or without proper approvals will face strict regulatory action.

The CDA has advised all sponsors of unauthorized housing schemes to seek formal approval by submitting their layout plans in accordance with approved planning standards and land-use regulations. The Director of Regional Planning, Ejaz-ul-Hassan, has urged the public to be cautious while investing in housing projects and to verify their legal status before making any commitments.

    CDA is already failed to deliver their products (sectors and plots) employes and officers are just taking the benefits. When these schemes are announced and people are making their houses then where was CDA. Then they were making money. After completion they start announcing. CDA employees are involved in these illegal activities. Why not take action these elements.
