The Capital Development Authority (CDA) has initiated enforcement action against a private housing scheme in Islamabad after detecting illegal development activity in Zone IV.
According to officials, the CDA has issued a show-cause notice to Green Paradise housing society for carrying out unauthorized construction and development works without obtaining mandatory approval and a no-objection certificate from the authority.
The notice, issued by the CDA Planning Wing, states that buildings and development activity were observed during a site inspection despite the absence of formal approval. The authority said the actions violate the CDA Ordinance 1960, ICT Zoning Regulations 1992, and Islamabad Capital Territory Building Control Regulations 2020.
Under the notice, the sponsors of the housing society have been directed to demolish and remove all illegal structures and immediately stop the use of land within 15 days of issuance of the notice.
CDA officials said multiple public notices had earlier been published in national newspapers, advising sponsors of unauthorized housing schemes to submit layout plans and seek formal approval. However, no compliance was received from the sponsors of Green Paradise.
The authority warned that failure to comply within the given timeframe will result in demolition and removal of illegal structures by the CDA, using force if necessary, including police assistance. The cost of enforcement operations will be recovered from the sponsors as per law.
Separately, the CDA has also written to several federal and civic bodies seeking coordinated action against illegal housing schemes in the capital. These include the Deputy Commissioner ICT, SSP Islamabad, IESCO, SNGPL, PTCL, and relevant CDA directorates.
The directives seek suspension of land registrations and mutations, disconnection or denial of utility services, prevention of advertisements, initiation of environmental proceedings, and issuance of public warnings through the CDA website to protect potential buyers.
The action reflects the authority’s ongoing drive against unauthorized housing developments in Islamabad, amid growing concerns over unregulated construction, land disputes, and risks to public interest.
