Dubai Tenants Fall Victim to Unscrupulous Landlords

DUBAI: Dubai residents have expressed frustration with landlords who are exploiting regulations to evict tenants and then re-rent the properties at higher rates.

This has become a prevalent issue due to a rise in rental prices since the end of the pandemic.

According to Dubai government regulations, landlords are required to give a 12-month eviction notice and must either move in themselves or sell the property.

After the eviction, landlords are not allowed to make the property available for rent for at least two years.

However, some tenants have reported that their landlords have advertised the same property for double the original rent.

The Real Estate Regulatory Agency (RERA) in Dubai uses an area-average system to estimate how much someone should pay for their property.

However, landlords are dissatisfied with this system and it will be replaced with a valuation for the building.
