With over 22.6 million higher education students, Pakistan faces a pressing need for modern, secure accommodation. Currently, no Purpose-Built Student Accommodation (PBSA) exists in the market, which experts estimate to be worth over $30 billion segment.
In response, One Homes has secured a prime site in Lahore’s higher education district to create Pakistan’s first purpose-built student community. The location, surrounded by over a dozen universities and home to 100,000 students, is strategically positioned to meet the growing demand.
The project’s first phase will focus on providing housing for female students, addressing challenges such as safety and accessibility that disproportionately affect this group. Future phases aim to expand access to all demographics, creating an inclusive and scalable housing solution.

Pakistan’s urban population is growing at 3% annually, with university enrollments and migration trends fueling demand for housing. Currently, 64% of residents aged 18–30 lack access to modern accommodation, limiting their independence and opportunities. This development introduces a model that prioritizes social impact while addressing a critical market need.
Women now make up over 50% of university enrollments in urban areas, yet many face barriers such as mobility and safety concerns that hinder their ability to access education and careers.

Globally, Purpose-Built Student Accommodation has emerged as a resilient asset class, with the UK’s $110 billion market achieving occupancy rates above 90%. Pakistan’s student housing sector presents a rare opportunity to combine stable returns with significant social outcomes.
